I'd like to add something very important. In almost every case you will be the first responder, the police usually arrive after the fact. Bearing this in mind you need to play different situations over in your mind so that you will know how to react instantly if any one of them comes to fruition. You need to be prepared and you need to element of surprise on your side, not the attackers.
Leave the buyers drivers license and vehicle license info with an office coworker. While showing the house, always have buyer go ahead of you. Never allow yourself to be boxed in or cornered. Always have a way out. Know the floor plan ahead of time if possible. I believe every agent should have a personal protection product with them at all times and should know how to use it. There are pepper pagers, pepper spray pens, stun guns that look like cell phones. Any of these can be at the ready without "offending" a buyer.

Be prepared, and be safe, not sorry.

Marin Real Estate Blog is an interesting read, but he is also in the camp that believes that lot of the Bubble bloggers were doom and gloomers. Given the current climate it seems those “doom and gloomers” were right. Then there is a months old blog by Vision Real Estate, which latest blog entry has some interesting predictions that seem to me to be very optimistic.

(If you note the Post here on Bubble Bloggers that includes all kinds of Bubble Blogger links you'll actually get the big picture...and yes, the Bubble has burst here in San Rafael and Novato....but, what happens to the rest of Marin County Real Estate remains to be seen. The behavior of Fannie Mae and Freddie Mac aren't helping.( Mark Lomas August 10, 2008)

I ended up Googling "prop 8" and I found a company called www.prop8.org. They saved me over $1,800 a year.
Well in this market I think sellers are willing to pay a little more to get a little more. Marketing is key. Internet marketing is the gate. I heard just by putting a listing a craigslist you increase traffic by 9% compared t just having it on mls. But there is some much an agent can do on top of that. So why would a discount broker go out of his way, when his focusing on volume.
